Property Recruits were targeting a very specific client — the SME landlord with between two and twenty properties, who is too small for institutional property managers but too busy to self-manage effectively. This audience had been burned by vague management fees and poor communication, so any website that felt corporate or evasive would immediately lose them.
The client had no existing website and no prepared content. We had to develop the messaging and value proposition from scratch alongside the build, not just apply a template to copy they had written themselves.
We ran a discovery session before writing a line of copy, and the insight that shaped the entire site was this: SME landlords do not want to hand over control, they want a competent partner who reports back clearly. The site leads with transparency — fees are listed explicitly, services are broken down in plain language, and the enquiry form asks for portfolio size so the client can give a personalised response rather than a generic brochure reply.
The design deliberately avoids stock photography of faceless corporate offices. It uses imagery of real residential properties and language that sounds like a conversation rather than a contract. The enquiry-to-consultation conversion rate the client reported after three months of the site being live was above 40%.
